Speculative holiday cabanas
At a dam popular with watersport enthusiasts, about 2hours from Cape Town.
Project cossists of 90 units built in 3 phases.

The unist are quite small 60sqm. for a two bed.

I will post the site plan next week. Plans are in AutoCAD, I built the 3-D model and paid someone to render it in I dont know what program. I can do Sketchup but I wanted a sort of light quality real look. Building the model myself meant that I could design the look and feel I am trying to get..

Please comment on the layout, speculative architecture is all about planning...

I really love your renders!! nice stuff!! :not worth

About the planning, I think it works, I was just wondering why the one bedroom gets the view while the kitchen gets stuck in the back... Personally when I go away, sleeping is something that happens when the view wouldnt been seen (suppose that also happens when u sleep).. Neway... It would be kewl to be entertaining, cooking and socialising while looking onto that awesome view.... So, maybe switching the kitchen and northern bedroom around.. Plumbing wise, u would make things a little easier.

Kewl stuff man!

have you a concept to go with this?

Your renders are too washed out. A little post editing to increase the shadows would help.

Also, the plasma tv's too big in proportion to the lounge.

The plan's typical 2 bedroom apartment layout, nothing fancy. What makes this project different?

i'd repeat trogers' question: what is your concept? Maybe it's not the unit itself, but the overall resort planning? Just a wild guess...

looking forward t seeing more..... maybe some exteriors....or are you just concentrating on the interior?

Its a pretty simple workable plan. The only problem I noticed is the entry. The entry is too narrow. Otherthan than I simple clearcut design.

As for the render they are fabulous. Looks like an artlantis render. I like the material below the center table. Looks amazing. good job.

good layout, I mean, it works.. but I'd like to know where the North is, because, I'm not sure, but it must be a hot and sunny area, so you could use the sun as a key element and take advantage of it

for example:
If the sun went from the right to the left side (I think it could be that way seeing where you put the terrace), there could be certain windows (between beds in bedroom #2) or a high window over the bed in room #1.
-Also, for someone eating, seating on the right side of the table, it would be much more interesting to look at the ladscape through some kind of window on that wall.

Would there be any windows at the sides of the unit? Aren't the units supposed to be lined up ala apartment style?

Guess it's time to post that site plan for the benefit of discussion, koos.

Finally , this was our first concept proposal to the client, its a sloping site down towards the dam.

Ill post the more developed plans in a weeks time.

Sorry you guys had to wait for the site plan.

....it's been a hectic week , month year....

are these single storey units or stacked? i see something resembling staircases.
the number of parking bays don't correspond to the number of units, do they? they don't need to, yes?

Observation: Each unit would need an entrance portico to shade from rain, or reccess the entrance door, if the access is direct from the street.

Ok layout on 3 - terraces raising up the slope. Units on 2 - floors, centre row is unit over parking, to allow for parking (1.25 / unit).

.............some bread and butter, some an attempt at art.......

koos,
Good project for discussion and thanks for posting.

I have not really considered the units so cant make much comment there though, some of the suggestions IMHO would be an improvement, i.e. views, windows, etc.

But the site plan did catch my eye. These kinds of projects (auto oriented, low rise multiple buildings) are much more about the planning than about the buildings or the units. The planning is what can make or break them. Great buildings in a mediocre layout will only be mediocre but ordinary buildings in a great layout can be something special.

Have you considered grouping the parking into one lot down the center longitudinally, similar to your current layout and grouping two rows of buildings together? Right now you have parking separating all the buildings. If you grouped the parking then you could have a green space running between the 2 front rows of buildings . This would give them a more connected feel to the landscape and a pleasant walk to their units toward the lake. IT would load them all from the proper back side as your unit shows. They get the nature path amenity and the upper units, though more separated from the others get the higher and better views and more privacy perhaps as a selling point. It also gives a certain diversity to the development that it lacks now.

holiday cabanas...

You're designing these like small houses. they are not. they are holiday cabanas! (love the name)

Wilsonmetry is right and he is politely suggesting that your site panning is crap. I hate the enterances you've got, it looks like a cheap suburban layout and doesn't work. Why woudl you want to share a path with your neighbour when you don't know them?
I suggest you make separate and special entrances for every cabana, their own private little flight of stairs of whetaver. And make the entrance from the front, across the deck. The front door can be sliding glazed door which is also your way onto the deck. The deck then becomes like an midwestern 'porch' in the US. Kant the plans a bit so the decks are not so close to the other cabanas

Do the other things too: as someone said make the bedrooms at the back, kitchen and living open plan with the view; loose the huge tv, people don't go on holiday to watch tv etc.

Remember cabana not house

....all the cars are parked below the centre row of building, gets rid of the cars, cars parked in shade (its get up to 45deg C in summe, raises building to give views over front row.
